As an active Realtor since 1999, my real estate experience is enhanced by my island heritage. I am a 5th-generation resident in this beautiful state, where aloha is not just a greeting but a way of life. She provided both indoor and outdoor staging, and had contact info for all the local service providers we needed. Nalani went above and beyond the call to assure that utilities were transferred and permits were cleared. As out-of-towners, her knowledge of local practices gave us peace of mind.

We are so glad to have had Nalani Hance as our real estate agent. She was truly concerned with us and our family as we went thru the entire purchase process. She is intelligent and knew what the build & purchase process is all about as well as local laws, regulations, general construction, what a house should have, etc. Plus, she has a good working relationship with everyone else involved in this, from the builder, seller, inspectors, and those at the mortgage company. We have known Nalani Hance for 9 years. It all began in the winter of 2012, when we began our exodus from our busy city life in Honolulu to the peaceful rural life of North Hawaii, and rented Nalani’s rental unit in Ahualoa. Upon arrival, Nalani greeted us with her friendly, warm heart.

A few months later in 2013, we decided to look for our own home in the Waimea area. Nalani immediately added us to an on-line list to continuously view any available properties for sale. A few days later we saw the listing of our dream Waimea property. I immediately called Nalani, who happened to be in California and on her way to the Los Angeles Airport. While waiting for her flight at LAX, Nalani promptly wrote up and submitted our offer to purchase the Waimea property. Our offer was the very first in line of many offers, and the sellers quickly accepted our offer. We were grateful that Nalani was quick to answer our call, communicated clearly, concisely, and thoroughly, and then immediately wrote up our offer, even while still in the middle of her travels. We were delighted to move into our first “dream home” a few months later.

Life changed course unexpectedly 5 years later in 2018, when my elderly parents shared their wish to move into our home with us. We decided to sell our Waimea house and purchase a bigger house to accommodate our growing household, and in the warmer climate of Waikoloa. Nalani worked with us on the complicated purchase of the Waikoloa property, which was located in a brand-new development with no houses yet built.

Nalani simultaneously guided us on doing repairs and improvements on our Waimea house, and then selling our house in just 4 days, at a price considerably higher than our asking price. We were sad to leave our dream home, but little did we know what still remained ahead.

2 years later in 2021, by which time my parents had moved out of our shared Waikoloa home and into an assistive care facility in Kona, we knew that we wanted to move out of resort living and back to a rural lifestyle. We quickly prepared to sell our Waikoloa home and purchase a home in North Hawaii. Nalani guided us with repairs on the Waikoloa home, as well as with gathering the many documents needed. Our Waikoloa home sold in 3 months, again at a higher price than we had initially considered.



In the midst of selling our Waikoloa home, Nalani showed us a 5.5-acre property with a 4-year-old custom-built house in Ahualoa. We quickly fell in love with this amazing property and purchased it. We were thrilled to move into our
“forever home”, that we share with our 2 dogs, 11 chickens, and a neighbor’s grazing horse. We are growing avocado trees, lemon trees, taro plants, kabocha pumpkin seedlings, and bean seedlings. Next month we plan to plant fruit trees, including orange, apple, pear, persimmon, and loquat trees. We hope for bountiful harvests in the next year or two.

In the 9 years that we have known Nalani, she has skillfully and deftly assisted us through 3 house/property purchases, and 2 house/property sales. Nalani is extremely intuitive and perceptive, and quickly points us in the right directions. She is quick to start, and is diligent and consistent with her work. Although our 9-year path of home purchases and sales with Nalani may have winded down, we acquired the best gift along the way, Nalani’s kind, generous and caring friendship. We look forward to enjoying our precious friendship for many years to come, especially since we are now close neighbors with one another in Ahualoa. We are incredibly grateful to our good friend, and the best realtor we have ever had the privilege of working with.
