Home Buying During COVID-19

Posted: May 29, 2020 by Coldwell Banker Island Properties

We understand that even during a pandemic you may still need to move or make a real estate purchase. Like most businesses, we've adapted our practices and have enabled technology solutions to ensure your home search can continue while maintaining the health and safety of all involved parties. Here's how we can support you:

Property Alerts
With less inventory on the market than in past years, your first step of home searching is to be notified immediately when a property within your search criteria is listed for sale.

Virtual Home Tours
Whether it be a self guided 3D home tour or a more interactive tour through FaceTime or Zoom, we're able to help you view properties from the comfort of your current home. As an added bonus, virtual tours save you travel time!

Showing Procedures
Once you've identified the house you are considering for purchase, we'll work with the listing agent to implement CDC and state guidelines for an in-person showing. Expect strict use of hand sanitation, face masks, social distancing and limited touching of fixtures and personal property.

Digital Signatures
Great, you're ready to submit an offer! Lending, title and escrow companies are able to offer e-signing solutions that even include digital signing of your closing documents.

Mobile Notary
In the event you need a document notarized, there are several notary providers who can assist you virtually or come to you.

COVID-19 Clauses
To protect all parties from unexpected disruptions due to COVID-19, some purchase contracts include addendums that address potential delays in inspections, appraisals, lending and a buyers inability to travel due to restrictions.

Unaccompanied Inspections
One of the most anticipated parts of the home buying process, home inspectors are adapting their reporting techniques as well. In many cases home inspectors can use video conferences to give the homebuyer a detailed overview of the property without the buyer or real estate agent having to be physically present.

Drive by Home Appraisals
Some lenders are now allowing appraisers to conduct their analysis by doing a drive by of the property and using detailed interior and exterior photos.

As you can see, the industry is evolving quickly to put the health and safety our clients first. When you are ready to purchase a home, we'll be standing by to help.
